Google’s planned gigawatt-scale AI and data centre hub in Visakhapatnam, Andhra Pradesh, with an investment of $10–15 billion over five years, is expected to significantly impact India’s real estate and infrastructure sectors.
Experts say the project—one of India’s largest, featuring hyperscale facilities, a subsea cable landing station, renewable energy assets, and extensive fiber connectivity—will boost demand across industrial land, warehousing, housing, hospitality, and office spaces.
The initiative aligns with the upcoming National Data Centre Policy 2025, which proposes major incentives such as up to 20 years of tax exemptions, input tax credits for construction, and enhanced power and infrastructure support. Analysts believe this policy environment will amplify the project’s broader economic impact, especially as multiple ecosystem partners collaborate in telecom and renewable energy.
